Pacific Valley is a relatively new venture, but our team’s depth of experience and track record of success in solar project development, power plant siting, and commercial real estate runs long and deep. Collectively our team of experts has over 100 years of industry experience, has raised hundreds of millions of dollars of investment capital, and has consistently created real value for our shareholders, investors and customers. Recently, two of our principals played a key role in the successful planning and execution of the early development phases for a 550MW solar project located in California. This $2 billion project is one of the largest solar plants currently being developed.
We identify ideal project sites by applying an internally developed proprietary process called “Opti-Site”. This approach factors in all of the key aspects of existing infrastructure, environmental issues and project economics which enables us to select optimal sites that will maximize project revenues, minimize site development costs, and mitigate permitting delays. This proprietary process has been successfully used by the Pacific Valley team to site over 100 utility-scale power plants throughout the US.
Our team also has extensive experience evaluating complex transmission issues, negotiating power purchase agreements, and creating sophisticated project financial models. This comprehensive approach enables Pacific Valley to create maximum value in our projects while reducing the overall development risks.

Pacific Valley is financially backed by principals of the Somera Capital Management
group. Somera is a boutique real estate investment firm that was founded in 1994 to
acquire and manage value-added real estate investments on behalf of its principals and
third party investors. Somera has acquired a diversified real estate portfolio consisting
of over 65 properties with an original cost basis of over $2 billion dollars.
Our charter is to identify and develop “ideal sites” for the construction and operation of up to 20 Mega Watt
Photovoltaic Solar Power Plants. Our goal is to design a project development program complete with full
entitlements, transmission rights, and in many cases, a Power Purchase Agreement with a major utility and
a profitable project Pro Forma. We achieve this by utilizing our own proprietary site selection criteria,
methodology and technique. Our model is to leverage our unique expertise in site selection, site acquisition,
permitting and pre-construction development and apply it to the early stage “higher-risk” portion of the Project
Development Cycle. This enables us to deliver highly-valuable “lower-risk” “Construction Ready” projects
to our customers and clients.
